Roof Repair Smedway built its Roof Leak Repair division around one idea: homeowners in Lincoln deserve a straight answer, a fair price, and a truck in the driveway fast.
Roof Repair Smedway didn't start as a franchise looking for a market to plant a sign in. Our crews trained on real tear-offs, real ridge vents, and real attic inspections in Lincoln, IL before we ever put a truck on the road under this name.
Licensing and insurance aren't a line item we mention once and forget — we keep documentation current and available on request, because a homeowner signing off on a Roof Leak Repair project deserves proof, not a promise.
We've seen what happens when a roof gets "good enough" instead of done right — the drywall stains, the mold behind the insulation, the second call nobody wanted to make. Our Roof Leak Repair teams build to avoid that call entirely.
Bonded, insured, and ready to show proof on the spot.
A tarp-down call at 2 a.m. gets the same urgency as one at 2 p.m.
No surprise charges once the crew is already on your roof.
Technicians dispatched from within Lincoln, IL, not flown in from another region.
By the time water is visibly dripping into a room, the damage underneath the surface has usually been developing for a while.
Heavy granule loss is one of the earliest visible clues that a roof is approaching the end of its service life.
Once a shingle starts warping, it's no longer sealing properly against wind-driven rain.
Small gaps that let light in will let water in during the next heavy rain.
A yellow-brown ring spreading across a ceiling almost always traces back to a roof leak, even if the leak point is several feet away from the stain.
Energy bills that creep upward without an obvious reason are worth checking against your roof's condition.
Missing shingles expose the underlayment, which is only designed as a temporary secondary barrier, not a long-term surface.
Not every roof problem calls for the same fix, which is why we scope each job individually instead of running every call through one generic estimate.
Emergency dispatch covers downed limbs through the roof deck, storm-torn flashing, and wind-lifted shingle sections that need immediate coverage.
Residential work covers shingle repair, full re-roofs, ridge and soffit ventilation upgrades, and skylight flashing — whatever the house actually needs.
We schedule commercial jobs around business hours whenever possible, minimizing disruption to tenants, staff, or foot traffic.
Replacement jobs include a detailed material walkthrough so you're choosing a system that fits your climate exposure and budget, not just whatever's on the truck.
A thorough inspection checks flashing, fasteners, ventilation, and granule loss — the small issues that turn into major leaks if left alone.
Chimney crickets, skylight seals, and valley flashing are common leak points that general handyman work often gets wrong — our crews treat them as their own scope.
A dispatcher takes down your address, roof type, and the issue, then routes it to the nearest available crew in Lincoln, IL.
The inspection covers decking condition, flashing points, and ventilation, not just the obvious problem area.
Financing and insurance-claim assistance are discussed at this stage if applicable.
Warranty documentation is provided on completion for both materials and labor.
Response windows are communicated upfront, not left as a vague "sometime this week."
We'd rather lose a job over an honest price than win one with a lowball number that grows later.
Crews carry moisture meters, infrared scanners for larger jobs, and proper fall-protection gear on every site.
If something about the finished work doesn't meet the agreed scope, we come back and make it right.
Storm-damage jobs come with photo documentation formatted for insurance adjusters, saving homeowners a step in the claims process.
Some jobs genuinely need a repair, not a replacement, and we'll tell you which one yours is.
We put our workmanship guarantee in writing on every job, so if something about the completed work doesn't match what was agreed, we send a crew back at no extra charge.
Material substitutions or unexpected decking damage found mid-job are always discussed with you first — we don't add line items after the fact and hope you don't notice.
Our Lincoln coverage area extends across Lincoln, IL, and if your address falls just outside the standard zone, dispatch can usually still arrange a visit.
Dispatch routes are planned around Lincoln's actual neighborhoods and access roads, not a generic radius drawn on a map, which is part of why our arrival estimates tend to hold up.
